About Us

Avanti Development Partners, LLC (ADP) is an African American owned, District of Columbia-based company, specializing in Real Estate Development, Project Management, Real Estate Brokerage, and Construction related services throughout the Washington Metropolitan area. 

ADP’s cumulative skills and expertise span several decades of experience both within the Private and Public sectors of the real estate industry. With CBE, DBE, ROB, DZB, and SBE Certifications, this provides 12 preference points for DC contracting opportunities. Throughout the years, we have successfully performed on contracts with several DC governmental agencies, i.e., DMPED, DGS, DHCD, DCHA, and DDOT to name but a few.

ADP is most proud of our civic and community participation while serving on numerous Boards and Commissions i.e., DC Board of Zoning Adjustment, DCBIA, DC Chamber of Commerce, and NAREB.

Based on our past experiences in the industry and community ties, ADP is able to grasp the precise vision, as well as respond to, and align ourselves to the needs and goals of our clients and partners. We also recognize that the most important factors in the successful completion of projects are Safety, Time Utilization, Cost Controls, and Quality Assurance. Therefore, due diligence and preparations must be performed upstream during pre-development in order to contain costs and maintain execution schedules.

 

We believe that the services of a full development team consisting of Zoning and Land Development Lobbyists/Attorneys, Architects, Civil Engineers, Geo-tech Engineers, MEP Engineers, Traffic Study Consultants, Feasibility, and Marketing Studies Consultants, Construction Professionals in addition to Sub-Contractors, can result in a successful development project when effectively deployed by the composition of an effective team. Project Planning

Project Planning is an essential requirement of an effective development strategy. ADP utilizes project feasibility, market analyses, constructions scheduling, work sequencing, and project management tools to create Development Project Plans. We understand the Plan will go through a continuous process of development, execution, monitoring, adjustment, adaptation, and re-planning until delivery. However, once established, the Development Project Plan serves as a pathway for orderly and efficient progression of work, project management, and delivery.

 

 

Cost Estimating and Budgeting

Precise estimates are useful in budgeting development and construction projects. Our working relationship with a broad range of construction sub-contractors allows us to obtain real-time and dependable construction cost estimates from throughout the Washington Metropolitan area and beyond. Thus, we are able to confirm or adjust design decisions at various stages of project development as well as scrutinize the accuracy and fairness of subcontractor prices.

Construction Project Management

ADP is able to contributes precise deliverables from Pre-development and Project Advisory, Cost Estimating/Budgeting, as well as Planning the Project stages to be integrated into the construction phase and project completion. Using sound project management practices, ADP helps manage the award of contracts, complete project buyout, prepare a construction budget and schedule of values, institute construction document control methods and establish a project reporting and communication protocol.

Sheila Cross Reid, CEO

Sheila Reid is the Co-Developer of a $11 million, 45-unit multi-family, 100% Affordable LIHTC project in Washington, DC. In addition, she has Co-Developed numerous single-family, multi-family, and commercial projects in DC and MD. As former Project Developer Assistant for National Housing Partnership, she assisted with the development of hundreds of affordable housing projects throughout the United States. With over 30 years as a Real Estate Broker and Developer, Sheila Reid has successfully guided Avanti Real Estate Services LLC in providing a variety of Real Estate services. Sheila is the former Chair of the D.C. Board of Zoning Adjustment and holds an MBA in Real Estate and Urban Development from the American University.

Alfred O. Ajiwe, COO

Alfred, with Sheila Reid is the Co-Developer of a $11 million, 45-unit multi-family, 100% Affordable LIHTC project in Washington, DC. He has over 30 years in the engineering design, construction, real development, and manufacturing industries. Alfred started as an MEP Estimator-Manager and progressed into project and construction management for top general contracting construction firms in various states throughout the country. He went on to manage the project team that constructed The Walter E. Washington DC Convention Center($825M), the Ariel Rios Renovation Project ($225M), and the EPA Headquarters ($250M) both at the Federal Triangle in Washington, DC and the Pentagon Wedge-1 Renovation Project ($275M). Alfred holds an MBA in Construction & Project Management from Norwich University and a BS in Mechanical Engineering with a minor in Mathematics from Western Michigan University.

Keith Credit, EVP

Keith has over 31 years of experience as a Construction and Development Manager. His expertise encompasses residential, commercial, and public infrastructure projects for private sector, non-profit, and government owners; having managed a project portfolio in total construction value over $300 million. His expertise includes design, resident engineering, cost estimating, project management, and program administration. Keith has a Bachelor of Science degree in Business Management from Kent University and a Master’s in Business Administration from Marymount University.
